What is Title Insurance and Why Do I Need It?!
Title insurance isn't like most insurances. For instance, title insurance is a one time fee, not a monthly fee. By paying this one time fee at closing, you get the reassurance that the property you are purchasing is 100% yours!
When a contract goes into escrow, the title company starts it's research. Title companies research the history of ownership of the home to ensure there are no unpaid debts, liens, heirs, etc... that could challenge the new buyer's ownership. They also check for any fraud or forgery, which is unfortunately a big issue in real estate recently.
It is possible purchase a property without title insurance but in doing so, you are assuming many risks.
